  • Renters Placement Program is a program to help challenged individuals and families who are struggling to find adequate housing.  R.P.P. co-signs for you while acting as the guarantor on your lease. Serving the Great State of Texas only.

  • NO, we are not government based.  The program is protected through K&W Finance Solutions LLC.  We are a company thats passionate about helping people and families during these troubled times.

  • Sorry, not all clients will be approved.  We have a process that every client must goes through to determine elegibility. 

  • NO, this is why we ask that you contact us first. We work with landlords all over Texas and we have a proven record of accomplishment that will get almost ANY landlord to approve you.

  • NO APP FEE, we think everyone deserves a second or even third chance, we get 90% of our clients approved LEGALLY, and we help with credit repair in an effort to become a homeowner.

  • No Application Fee!

    • The fee for a renter who qualifies equals 1-month’s rent for a 12-month or shorter lease. If you have a longer lease, the fee equals how much you will pay in rent over the entire lease, divided by 12.

    • Example: A 16-month lease in which the monthly rent is $1,000.
      How much you pay in rent over the entire lease: (16 x $1,000) = $16,000
      Divided by 12: $16,000/12 = $1,333.33 will be our fee

    • The R.P.P. fee DOES NOT go towards rent payment or security deposit fees that may be charged by the property at the time of move in.

  • Your roommate will have to go through our process however, it’s only one fee that will be charged. Not two.

  • If you apply online and provide all the correct documents, an approval usually takes less than 24 hours

    (Monday-Friday). After you have applied for a place and they tell you they will accept a co-signer.

  • After you have consulted with our team, and we give the green light to do so.  You can let us help you

    find a place or you can find something on your own.  However, they must be willing to accept our program.

  • You need to fill out an online application, provide your last 2 months check stubs and give consent to do a background check.  If you have a criminal background this doesn't disqualify you automatically however, it will depend on the charge and the time of the infraction.   We believe not everyone with a criminal background are bad people.

  • You will receive an email from us once the property mananger let us know we can move forward. (With 24/48 hours)

  • If you sign the lease and you move in there will be no refund available. Even if it’s one day no refund.  However, if you don’t sign the lease or something happens and you never took possession of the keys then we will refund your money.

    The refund will take up to 3 business days.

    • To obey all the rules of the lease

    • Should you stop paying rent, be evicted, skip, or break your lease, the property manager is covered up to 3x the rent amount for rental losses and damages. However, you are still responsible for the debt owed to us R.P.P.

    • ANY Debt owed to R.P.P. and not paid within a timely maner or our efforts of communication has been ignored.  We will take legal action on the balance plus legal fees.

    • Remember this is a fresh start and we are here to help "YOU"!

  • When the lease expires you are no longer covered.  If you elect to renew your lease you will have to pay an additional fee of 50% of the lease if you want us to continue coverage.  If not paid you will not be covered. This decision is made by the property owner.  

  • The fee is due BEFORE you sign your lease.  Once the fee is paid, we will let the property owner know it’s okay to move forward with your move-in. 

  • YES.  Our fee is separate from the deposit of the property owner.  We are here to help you get approved however, all the property owners qualifications will still apply.  Whatever their fees are you will have to pay that too.

  • Once approved your application with us is good for 90 days.  However, if you go past 30 days you will have to provide additional up to date pay stubs and we will re-run your background check.

  • Yes, Renters Insurance is Mandatory!  We are passionate about protecting our partners and their investments. And, we want you protected. If renters insurance is not mantained throughout the lease, you will go into default on the lease and can be asked to leave the property.  This will be randomly check so, please take this serious.

  • Renters Placement Program is a secure co-signing program for tenants who need a guarantor for a rental property.

  • There is NO COST for landlords or property managers ever.

  • Register in our Partner Portal and follow the steps.  Be sure to read the terms and condition of the Partner Agreement before completing the partnership form.  That simple!

  • Yes, we do charge the tanent a fee of equal value to the 1st month’s rent on a 0 to 12-month lease.  If you have a longer or shorter lease, the fee equals how much the renter will pay in rent over the entire lease, divided by 12.

  • Our fee is separate from any security deposit or rent that is required by the property owner.

  • No, We DO NOT interfere with your process of screening tenants. However, we do have our own screening process to ensure you get quailty tenants. We check income, rental records, and background.

  • We cover up to 3 months of rent for financial losses, and property damages. If tenant defaults per the terms and conditions of the lease, skips, or evicted.

  • Property owners roles are:

    • Responsible for the Mandate of Rental Insurance​

    • Making sure to maintain great communication with tenant

    • If problems with tenant we are to be contacted before eviction processl or lease default

  • We have an array of resources and marketing tools.  But, mostly through word of mouth and you the property owners.  If you have someone that you feel would be perfect but don't quite qualify then refer them to us.  We are your insurance policy to

    No, you are not required to accept a client of ours.  The decision is ultimately up to the Property Owner or Manager.

  • No, No, No Contract Ever!  

    If you are not satisfied with our service than our partnership ends at the end of the lease.  We will remove you and all your information from the portal.

  • The tenant is covered for the duration of the lease agreed upon.  If you would like to renew the lease and have them still be covered by us, the tenant will have to pay 50% of the new monthly lease amount.

  • We cover all interior damages excluding appliances. If a pet or tenant has damaged the exterior we only cover 30% of the cost.

    Example:

    • Wood Fence

    • Backyard grass

    • Wood attached to home or garage

    • Please attach photos of all damages for review

  • We don't make that decision.  Tenants have to go on whatever terms you the landlord have provided.  Even though we cover them this is your investment.

  • There is a submit a default button in your partner portal to begin the process.

  • Once you have submitted your default we will begin the process.  We hold an esceow account to cover all default claims.  Payment will be made

    10 Business Days after tenant has vacted the property and or the eviction process has been completed.
